What existing platforms get wrong

Before building anything, we spoke with real people with real experience of home swapping. These are the problems we heard most - and what Havn is doing about them.

"Yes you save money vs. Airbnb - but it's not a like-for-like comparison. You're letting strangers into your home. That involves real work, real trust, and real effort. The pricing on most platforms doesn't reflect that."

    Why we exist

    We've done it. We know it works.

    My wife and I needed to spend five weeks in Toronto - two weddings, five weeks apart. Hotels and Airbnbs for a stay that long were simply out of reach, so on a recommendation from my parents - who'd been home swapping for years - we decided to give it a try.

    We found a wonderful home in Toronto through one of the existing platforms. We had a video call with our swap partner, exchanged keys by post, and each had a local contact on hand. Five weeks in Toronto. Zero accommodation costs.

    The model was brilliant. The platforms that carried it, however, had never quite kept up - capable enough to facilitate a swap, but not designed in a way that made the experience feel as good as the idea itself. We walked away thinking the same thing: there must be a better way.

    Home swapping is open to homeowners and renters alike. If you rent, you'll need to check your tenancy agreement and get permission from your landlord or rental agency before listing your home. Home swaps are non-commercial exchanges with no money changing hands, but it's important to make sure you're on the right side of your tenancy terms.
    Founding members get their first year completely free. When the time comes to introduce membership fees, our philosophy is simple: we only take what we need to keep the platform running and growing, and give the rest back to members in the form of fair annual pricing. One fee. Unlimited swaps. Zero per-trip charges. Founding members will always hear from us first.
    Home swapping has a built-in trust mechanism that no other type of accommodation can match: both parties are in each other's homes at the same time. Beyond that, Havn will include verified swap histories, member reviews, structured intro calls built into the booking flow, and an emergency contact close-by. We're building trust into the product, not just hoping for the best.
    Not necessarily. Simultaneous swaps (you stay in my home while I stay in yours) are the most common, but we'll also support non-simultaneous arrangements where members accumulate swap credits to use at a later date. More details on this at launch.
    Before proceeding with any home swap, it's important to check your home insurance policy. Some policies may not cover third parties staying in your home, even in a non-commercial exchange arrangement. Contact your insurer to confirm you're covered, and ask specifically about home swapping - more providers are becoming familiar with it. This is something we'll provide clear guidance on as Havn develops.
